This Privacy Policy describes how BuyNetFlow ("we," "us," or "our") handles information when you use buynetflow.com. We take your privacy seriously and have built this tool to minimize data collection by design.
1. Information We Do Not Collect
BuyNetFlow is a client-side tool. All calculations — including property prices, rent estimates, mortgage inputs, and cash flow results — are processed entirely within your web browser. None of this information is transmitted to our servers or stored anywhere outside your device.
We do not collect or store:
- Property addresses or financial inputs you enter into the calculator
- Deal analysis results or saved comparisons
- Account information (there are no accounts)
- Payment information
- Names, email addresses, or any personally identifiable information
Shareable links use URL hash parameters that encode your inputs entirely in the browser — this data is never sent to our servers.
2. Analytics (Google Analytics 4)
We use Google Analytics 4 (GA4) to collect anonymized, aggregated data about how visitors use BuyNetFlow. This helps us understand which features are most useful and improve the tool over time.
GA4 may collect:
- Pages visited and time spent on site
- General geographic location (country/region, not precise location)
- Device type, browser, and operating system
- Referral source (how you found the site)
- Interaction events (e.g., button clicks, calculator usage)
This data is collected in aggregate and anonymized — we cannot use it to identify you as an individual. Google Analytics data is subject to Google's Privacy Policy.
You can opt out of Google Analytics tracking by using the Google Analytics Opt-Out Browser Add-on or by enabling "Do Not Track" in your browser settings.
3. Affiliate Links & Third-Party Services
BuyNetFlow contains affiliate links to third-party services, including but not limited to DealCheck. When you click an affiliate link, you will be directed to a third-party website. We may earn a commission if you sign up for or purchase a product through these links.
Affiliate link tracking is managed through Impact.com, an affiliate marketing platform. When you click an affiliate link, Impact.com may set a cookie on your browser to track referrals. This tracking is governed by Impact.com's Privacy Policy.
Third-party sites linked from BuyNetFlow have their own privacy policies. We are not responsible for the privacy practices of any third-party site. We encourage you to review the privacy policy of any site you visit via a link from BuyNetFlow.
Affiliate relationships do not influence the calculations, analysis, or results shown by this tool. All outputs are determined solely by the numbers you enter.
4. Cookies
BuyNetFlow itself does not set cookies for its own purposes. However, third-party services we use (Google Analytics 4 and Impact.com for affiliate tracking) may set cookies in your browser. These cookies are used solely by those services for analytics and attribution purposes.
You can manage or delete cookies through your browser settings. Note that disabling cookies may affect the functionality of third-party services but will not affect the BuyNetFlow calculator itself.
5. Data Retention
Because we do not collect personal data, there is no personal data to retain or delete. Anonymized analytics data retained by Google Analytics is governed by Google's data retention settings (typically 14 months for event data).
6. Children's Privacy
BuyNetFlow is not directed toward children under the age of 13. We do not knowingly collect personal information from children. If you believe we have inadvertently collected information from a child, please contact us and we will promptly address it.
